What Should You Consider When Looking at Land?

Zoning and Building Requirements
Local zoning regulations can determine the size and type of home you can build, along with setbacks from property lines, height restrictions, lot coverage and other requirements. These regulations can vary considerably from one municipality to another. Topography
Is the property flat, gently sloping or steep? A sloped property may still be an excellent building site, but it can affect excavation, foundation design, drainage, driveway construction and overall site costs.

Determine whether public water and sewer are available or whether the property will require a private well and septic system. You’ll also want to understand the availability and location of electric, gas and other utilities.
Site Access
With modular construction, large sections of your home are built in a factory and transported to your property. That means access matters. Road width, overhead wires, trees, bridges, tight turns and the configuration of the building site can all affect delivery and the setting of the home. Clearing and Site Preparation
A heavily wooded lot may require significant clearing. Other properties may require extensive grading, drainage work, retaining walls or other site improvements.
